Terms and Conditions

Accommodation Services

1. All the apartments suggested to the client as accommodation variants are available at the time of request. Until the booking is made these apartments are considered to be vacant and therefore may be rented by other clients.
2. Advance booking is preferable and is to be made by prepayment only. This deposit is non-refundable under any circumstances.
3. Payment of deposit indicates acceptance of these terms and conditions and that you have read the property description, and you are aware of your own rights and obligations as well as you implement the STN Company's policy in terms of apartments' reservation, cancellation and payment issues.
4. On the day of arrival the remaining sum is to be paid either to the apartment owner or a representative of our company. This sum of money is not returned if the client shortens the period of stay.
5. Once the final payment is received, the client gets the keys from the apartment and becomes responsible for the keys whilst they are in your possession.
6. Sometimes a bond is required, which is returned to the client on departure date less the cost of any damages to the apartment or furniture, loss of the keys and outgoing telephone charges if any.
7. The regular check-in and check-out time is 12.00 in the afternoon. Any variation of these times is possible only by prior arrangement and any prolongation of stay in the apartment should be extra paid. The sum is equal to half-day accommodation in the chosen apartment.
8. The number of occupants is not limited nevertheless, it must not exceed the maximum occupancy as stated on the company's site. Moreover, china, cutlery, bed linen and towels in the apartment are prepared only for the number of people stated in Inquiry Form.
9. Disruptive behaviour, loud music late at night or early in the morning, any other breaches of regulations are not tolerated. Failure to comply with this will cause penalties and fines.
10. In the case of force majeure resulting in the property being rendered unsuitable for occupation, or if for any reason the accommodation originally reserved is not available, the company reserves the right to substitute a property of similar standard and sleeping capacity.

Money Matters

1. All prices are based on costs prevailing at the time of quotation and may be subject to change, with the exception of rental price, which is exactly as confirmed and includes all taxes.
2. The prices quoted for all accommodation include heating, electricity, gas, and television. The prices exclude charges for telephone calls to other cities/countries.
3. The sum of a non-refundable deposit payable for each booking is equal to 1 day accommodation in the chosen apartment. Prepayment instructions are given in Payment Options section
4. The final balance (minus the deposit) of accommodation cost is due for payment in cash (Ruble / Euro / Dollar) on the day of arrival.
5. Receipts for both the deposit or/and the final payment are available upon request.

Cancellation

1. All cancellations must be made in writing by email, post or fax.
2. Cancellation made by the client prior the arrival date will result in the loss of the deposit.
3. In case of cancellation made by the Company the deposit will be refunded.

Damage or Loss

1. Neither STN Company nor the owner of the property is liable for any accident, losses or damage sustained during the let.
2. The Company cannot be held responsible (and therefore no refund is payable) for any failure or interruption of services to the apartment or hotel room, including electricity, plumbing, equipment and water, or any damage, disruption or noise caused as a result of repair works being carried out in another part of the property.

Facilities and services

1. Clients are expected to self-cater. However; our company may assist with organising maid service on request during the stay, for this there would be a charge.
2. Pets / animals are not allowed except by prior owners' consent and with the exception of guide dogs.
3. All apartments include a kitchen or kitchenette equipped with cutlery, crockery, and kitchen utensils. No food is provided.

1. The STN Company reserves the right to make changes in the Terms and the Conditions Statement, so please check before each use for changes.
2. Personal information submitted will be treated in accordance with our Privacy Policy.

The Website Matters

1. Your access to and use of the Site is subject to the following terms and conditions and all applicable laws.

The STN Company makes no guarantee, representation or warranty that the use, transfer, reproduction, distribution, transmission, or storage of any Site content outside the Russian Federation is in compliance with the laws of any other governmental authority or jurisdiction which may be applicable.
5. Your use of and browsing in the Site are at your risk. Neither STN Ltd., any of its agencies, nor any other party involved in creating, producing, or delivering the Site is liable for any direct, incidental, consequential, indirect, or punitive damages arising out of your access to, or use of, the Site.

The STN Company also assumes no responsibility, and shall not be liable for, any damages to, or viruses that may infect your computer equipment or other property on account of your access to, use of, or browsing in the Site or your downloading of any materials, data, text, images, video, or audio from the Site.

Any communication or material you transmit to the Site by email or otherwise, including any data, questions, comments, suggestions or the like is, and will be treated as non-confidential and nonproprietary. Anything you transmit or post becomes the property of the STN Company or its affiliates and may be used for any purpose, including, but not limited to, reproduction, disclosure, transmission, publication, broadcast and posting. Furthermore, The STN Company is free to use any ideas, concepts, know-how, or techniques contained in any communication you send to the Site for any purpose whatsoever including, but not limited to, developing, manufacturing and marketing products using such information.

The STN Company is not responsible for the content, privacy practices, or accuracy of opinions expressed in or any other aspects of such Web sites.
